 For just $50, you can own a real stake in a 5-acre parcel managed by SkyStone Vale LLC, in partnership with Unity Harbour. Your contribution is processed through our nonprofit to support housing justice — and in return, you're officially recorded as a land-share member with defined ownership rights under our operating agreement.


This parcel is legally designated for safe, temporary 2-week stays for unhoused individuals, following Costilla County’s 14-day camping ordinance.


Through our profit-sharing agreement, SkyStone Vale also reserves 5 of the first 25 sites at a nearby campground to be free for people in need — and your contribution helps fund that too.


This isn't just a donation. It's a stake in something real — land, shelter, and a movement to protect each other. After the first 400 shares are claimed, the buy-in increases to $100 to support expansion.


 The SAVE Act is trying to suppress voters by tightening ID and citizenship rules. If it passes, land ownership could become a powerful defense — and most of us can’t afford to buy a whole property. That’s why we’re sharing land, legally, for $50. Because ownership = power, and community land is people protection.

This buys you a real land share in a dedicated 5-acre site used for rotating 2-week safe stays. Open boondocking land for emergent stays in Costilla County, Colorado.

2️⃣ Receive Your Ownership Certificate.
You’ll get a digital or printable certificate with your name and stake in the Unity Harbour/SkyStone Vale LLC site.

3️⃣ Your Land Helps People in Need.
This land is used to provide temporary stays for unhoused individuals, ensuring they have a safe place to rest. They can donate separately to the cause, if they can and want.

 For most of U.S. history, land ownership has meant power—especially the power to vote, live safely, build wealth, and have a say in your community.

  • In early America, only landowners could vote.
  • Redlining and forced removals denied land access to Black, Indigenous, and poor communities.
  • To this day, unhoused people are criminalized for existing, and housing insecurity strips people of dignity, safety, and political power.

Meanwhile, land is being hoarded by the wealthy, corporations, and absentee investors—while millions go without homes.

 This landshare project is a community-driven reversal of that system.

Instead of waiting for permission or hoping for justice, we're:

  • Buying land together, using small contributions from hundreds (or thousands) of people.
  • Granting legal land stake to each contributor through our LLC structure.
  • Dedicating that land to sheltering unhoused individuals and resisting systems of exclusion.

Everyone who contributes gains:

  • A real, documented stake in the land (not just a donation).
  • A role in protecting vulnerable people.
  • A way to reclaim political and economic power if land ownership ever becomes a requirement again.

 We’re not a gated community. We’re not a luxury investment. We’re a land cooperative grounded in solidarity.

  • Shared ownership: Everyone who contributes owns a real, legal stake in the land — officially 1 square foot.
  • Shared mission: The land exists to shelter those in crisis, not to generate profit or control.
  • Shared purpose: Any excess income goes to Unity Harbour and our low-cost campground initiative, funding housing justice, equity, and mutual aid for those most excluded by the system.

Each $50–$100 contribution grants a legally documented ownership interest (typically 1 square foot) in a designated 5-acre parcel held through our LLC. This serves as proof of land ownership — a strategic safeguard if oppressive laws resurface.

This parcel includes a designated 2-week camping zone (Site X), providing temporary, legal shelter for unhoused individuals. Under Costilla County Ordinance 2015-06, camping is permitted for up to 14 days within any 3-month period without a permit, making this site a legal and compliant option for short-term emergency stays.

This land-share model builds collective power. It puts land ownership into the hands of everyday people and channels excess funds into Unity Harbour’s broader mission: providing housing justice, low-cost campgrounds, and mutual aid.

Why We Chose a Cooperative LLC Model (Not a Land Trust)

We’ve put a lot of thought into how to protect land, people, and freedom — and chose not to use a land trust. Instead, the land is held by our LLC, SkyStone Vale, with a legally binding Operating Agreement that gives each member a real, recorded stake in their specific parcel.

This model offers several key advantages:

  1. True Legal Rights – Members have full rights to their parcel through the Operating Agreement — including the ability to build, improve, live on, transfer, or inherit their land.
     
  2. Streamlined Transfers – Our internal system allows parcel rights to be transferred more easily than through traditional zoning processes, avoiding many delays and red tape.
     
  3. Flexible Use Through Our CUP – While members still need to follow local zoning rules, our LLC has a Conditional Use Permit that enables broader, more flexible use of the land — such as tiny homes, RVs, or non-traditional dwellings — that wouldn’t typically be allowed for independent individuals.
     
  4. Collective Protection – This model prevents land fragmentation, guards against hostile buyouts, and gives us a stronger position in case of government overreach.
     
  5. Increased Privacy – Unlike land trusts, our structure keeps ownership more private, offering added safety in unstable political times.
     

At its core, this is a cooperative — but one designed for resilience, personal freedom, and legal strength.


By contributing to the Unity Harbour Land Share Program and/or visiting or staying on land held by SkyStone Vale LLC, you agree to the following terms:

🚫 Use & Stay Disclaimer

  • All stays are strictly temporary and limited to 14 days per 3-month period, in accordance with Costilla County Ordinance 2015-06.
  • Participation does not create tenancy, rental agreements, or permanent residency rights of any kind.
  • Extended stays beyond the permitted timeframe may result in removal from the property and/or notification to county officials.
  • Camping is permitted on designated areas only and must be pre-approved by project organizers.
  •  We encourage campers or land-share members to share an emergency contact with us in case of accidents or urgent health situations. Your information will remain private and only used if necessary for safety. 

🛠 Property Condition & Amenities

  • The land is offered as-is with no guaranteed access to utilities, water, sanitation, shelter, or emergency services.
  • Conditions may include: uneven terrain, wild animals, unpredictable weather, lack of cell service, or remote location. Campers should plan accordingly.
  • No open fires, dumping, or unauthorized construction is allowed.
  • All participants and guests must pack in, pack out, and leave no trace.

🧑‍⚖️ Assumption of Risk & Indemnification

  • You participate and/or camp on the land at your own risk.
  • SkyStone Vale LLC and Unity Harbour are not responsible for any injuries, illness, death, theft, property damage, or legal consequences that may occur during your stay or as a result of your participation.
  • By contributing or visiting, you agree to hold harmless and indemnify SkyStone Vale LLC, Unity Harbour, and their directors, volunteers, partners, or affiliates from any and all claims, damages, losses, liabilities, or legal actions.
  •  To summarize, we are not responsible for your property or personal safety. Please make sure you have any insurance you may need. 
  •  SkyStone Vale LLC and Unity Harbour reserve the right to revoke membership or access for any individual who violates the Code of Conduct, engages in unsafe activity, or misrepresents their participation. 

🔐 Privacy & Data Use

  • We maintain a private ledger of contributors and land-share members, including contact information for legal verification of land claims.
  • Personal data will not be sold or shared, except as required by law or with your consent.
  • Use of our mailing address for legal purposes is subject to our Mail Policy (below).
  • Helping us helps others - as we get more participants - we can expand to other locations/states. 

✉️ Mail Forwarding Policy

If you lack a stable address, you may use our land-share site address for forwarding official mail, including voter registration, IDs, or benefit applications.

  • We do not have an on-site mailbox. All mail is forwarded to our PO Box through USPS.
  • You must file a USPS forwarding request and contact us to confirm you're using this service.
  • We will do our best to handle mail securely, but Unity Harbour and SkyStone Vale LLC are not responsible for any lost, delayed, misdirected, or mishandled mail.

🗺️ Land Ownership Status

  • Contributors receive a legally documented land-share stake (typically 1 square foot) in the designated 5-acre parcel (Site X), under the operating agreement of SkyStone Vale LLC.
  • This stake provides a legal land claim but does not entitle the member to exclusive possession, development rights, resale rights, or financial dividends unless otherwise stated in future agreements.
  • SkyStone Vale LLC reserves the right to adjust, relocate, or revise land-use designations at any time for legal compliance, safety, or mission alignment.
  • Costilla county property is separate from the larger campground in Saguache County. 

📋 Code of Conduct

All members and guests must:

  • Respect others on the land
  • Refrain from violence, discrimination, harassment, or disruptive behavior
  • Follow posted site rules, county ordinances, and Colorado state law
  • Leave the land in better condition than they found it
  • Consider a donation to the nonprofit if you haven't purchased a land stake.

Violation of these terms may result in removal from the property and/or termination of land-share membership with no refund.

Q: Do I actually own land?
A: Yes, you’re granted a legal stake of one square foot in a 5-acre parcel through our LLC’s operating agreement. This is documented and legally recognized, though it doesn’t give you the right to build or sell independently.


Q: Can I stay on the land whenever I want?
A: No. Per Costilla County law, camping is allowed for up to 14 days in a 3-month period. We coordinate short-term, pre-approved stays to stay compliant.


Q: What happens if the law changes?
A: That’s part of the point — this land claim could become even more valuable if ID or voting rights become tied to land ownership again. We’re staying ahead of that risk together.


Unity Harbour and SkyStone Vale LLC land is private property. 

ICE is not permitted without a valid warrant. 


 

Land Access and Emergency Travel Legality

The Unity Harbour Land-Share Program operates through a partnership with SkyStone Vale LLC, managing privately owned campgrounds dedicated to transitional shelter and community support. Participants hold a legal land stake within these properties, granting rights to access and maintain the land. In collaboration with Unity Harbour, a 501(c)(3) nonprofit organization, these campgrounds serve humanitarian purposes, supporting individuals experiencing housing insecurity. This designation aligns with essential infrastructure under FEMA and DHS emergency guidelines. During states of emergency or declarations of martial law—terms President Donald Trump has referenced in contexts of national security and public order—landholders may be considered essential personnel due to their property rights and the critical nature of the site's mission. Unity Harbour and SkyStone Vale can provide documentation to support legal land access and essential travel related to shelter operations, maintenance, or humanitarian support.


 ⚠️ Land ownership does not automatically protect you from deportation or grant citizenship. But in a world where rights are tied to property, this could be your foothold.
